Selling land for development in North Warwickshire

For landowners in the North Warwickshire Borough Council area. Local plan status checked against council sources on 12 October 2026.

In short: if you own a field, paddock or larger parcel in North Warwickshire, a land promoter may be willing to fund the planning work at no upfront cost to you. We can introduce you to one. Nothing happens without your agreement.

Where the local plan stands

North Warwickshire is reviewing its Local Plan 2021. The new plan covers 2025–2045. A draft plan with proposed site allocations went out for consultation in July–August 2026. The final (Regulation 19) consultation is scheduled from 16 October to 26 November 2026, with submission planned for December 2026.

Green Belt and grey belt in North Warwickshire

The council's own FAQ notes that it does not currently have a five-year housing land supply, which can affect how planning applications on unallocated sites are judged. The west of the borough, towards Birmingham and Coleshill, includes Green Belt where grey belt policy may apply. Read our plain-English guide to grey belt land.

Places we look at

Including land around Coleshill, Atherstone, Polesworth, Water Orton, Kingsbury. If your land is elsewhere in the area, get in touch anyway.

How an introduction works

Tell us roughly where your land is and its size. We do some free desk checks, then, if it looks promising and you agree, we introduce you to a land promoter who works in the area. Their fee comes from the eventual sale, and our fee is paid by the promoter. Always take independent legal advice before signing anything. More on how land promotion works.
